Assessments & Inspections

Every housing association with more than 250 homes in management is continuously assessed on its performance under the Housing Corporation's Regulatory Code. The code judges viability, governance, management, and on how well it has used any Corporation funds it has been allocated.


The judgements are summarised in a Housing Corporation Assessment (HCA). This report plays a central role in the Corporation's regulation of the sector.

The HCA consists of a summary in the form of traffic lights in four key performance areas and a narrative giving more detailed information. In our most recent assessment, published in February 2008, East Midlands Housing Group received green lights in all four categories. .

Each housing association is also inspected on the service it gives its tenants and other customers. The inspectors also look at whether an association is trying to improve its services. The Housing Corporation used to carry out the inspections but the service has transferred to the Audit Commission.

East Midlands Housing Association was last inspected by the  Audit Commission in October 2007. The Inspectors gave EMH two stars for the quality of its services, which means the association’s strong customer focus earned it a “good” rating . The Inspectors also rated our prospects for improvement as promising.


The Audit Commission had particular praise for:

  • EMH’s focus on customers, with most tenants having easy access to servicesthrough the local offices and a highperforming customer service centre;

 

  • The high standard of maintenance on EMH estates, where customersatisfaction levels are consistently high;

 

  • The quality of major refurbishment works, which are highly rated by residents;

 

  • The work of the Access and Occupational Therapy teams, which provide aids and adaptations such as walk-in showers and handrails.

 

  • The inspectors also noted that EMH isperforming well in key areas and has low operating costs.
